Afternoon all, just a bit behind schedule with this one, nevertheless I'll get right down to it! Today is the last of the three-parter on the Armadale project, taking a look at the residences in more detail.
We required four residences,three of normal standards and one to the 'liveable homes' guidelines,essentially aimed at improving liveability for the elderly and those in wheelchairs for example. Each required two bedrooms, one bathroom, a powder room, 5m2 of storage and at least one secure parking bay.
As such, I set out with two-storey town-houses in mind. On the ground floor, is a single-car garage,the main living spaces and the laundry/powder room with the rear drying-court.Upstairs, the bedrooms, each with their own built-in robe, the bathroom and a sizeable balcony facing to the rear. To the front is a 20m2 courtyard.
Compared to the other portions of the site, that I was mostly happy with, the residences, I feel could have been done a bit better. While I achieved what the brief required in the town house manner I set out to, the living spaces feel somewhat cramped in the three non-liveable homes designs. Coupled with this, the built-face street frontage could have used more definition in depth. To fix this would require a significant redesign of the site plot itself, movement of the pathways either side of the residences to allow each be made wider. The balconies could have been better suited to the front, with some work, fixing the issue I have with it's built form.
A final bit on the project as a whole was mostly positive. Like everything though, it's a learning experience and I definitely learned a lot as it went along, being in scale and scope like nothing we had worked on before. I plan to, down the road, have another go at this one, to see what I can come up with, using what I've learnt since. I think it could be rather good then, to compare the two.
